Facade renovation: assessing the wall before taking action

Bringing your façade back to life, in the right order

When renovating an external wall, you have a choice of three levels of work. The choice depends on the condition of the surface:

  • Refurbishment. On sound but faded render, a coat of exterior paint is sufficient.
  • Full refurbishment. On cracked or uneven render, the surface is reworked with a reinforced layer followed by a finishing coat of render.
  • Energy-efficiency refurbishment. If the render needs replacing anyway, external insulation is fitted at the same time.
In all cases, the preparation is the same:
  1. Clean the wall using a detergent and a brush to remove stubborn dirt.
  2. Remove powdery render and blistering paint until a solid, compact substrate is exposed.
  3. Smooth out any irregularities.
  4. Apply a primer if the wall’s absorbency is uneven. FX 526, a pigmented primer with fine aggregate (0.12 to 0.16 l/m²), evens out the surface and prepares it for colour.
For a simple refresh, MR 287 paint provides full coverage in two cross-coats, applied at least 6 hours apart. Its ‘micro-coating’ effect produces a uniform, slightly textured finish that conceals minor imperfections. It can also be applied over old paintwork that is still firmly adhering.

Facade renovation: finishing render or external insulation

Renovate the façade, and take the opportunity to insulate

When the render is cracked or worn, renovation involves reinforcing the surface and then covering it with a new finishing coat. Cracks are treated by embedding an alkali-resistant fibreglass mesh (160 g/m²) in a base coat, with at least 10 cm of overlap between the strips. The finish is then selected according to the wall:

  • RX 561 (acryl-siloxane) is used on lime-cement render, concrete or reinforced skim coat. It is water-repellent (class W3) and resistant to algae and mould: it is the finish of choice for exposed façades.
  • Fassil R 336 (silicate) is highly vapour-permeable (V1). It protects the wall whilst allowing it to breathe, making it ideal for older buildings. It should be applied at least 28 days after the base coat.
  • NHL 3.5 natural lime plasters are suitable for old or damp masonry. Like Finitura 750, they are breathable and have an A1 fire rating.
In France, a major façade renovation often provides an opportunity – or even a requirement – to insulate the façade. It makes sense to do it all in one go: same scaffolding, same finish. Centrale ITE supplies the entire system, from insulation to renders.

Non, une ITE peut se poser sur l'enduit existant s'il est sain et adhérent. Les parties décollées ou friables doivent être retirées et les fissures traitées au préalable.
Oui : nettoyage, traitement des fissures, primaire puis enduit ou peinture de façade. C'est toutefois le bon moment pour envisager une ITE, puisque l'échafaudage et la finition sont de toute façon nécessaires.
Les microfissures se traitent avec un enduit ou une peinture adaptés. Les fissures plus larges doivent être ouvertes, rebouchées puis pontées avec une trame noyée dans un enduit, pour éviter qu'elles ne réapparaissent.
